“My office building roof has always leaked”
I was contacted by an old friend and client who had built, owned, and managed a 9 story office building. I had gotten to know him well when I was doing tenant completions in the building. The original “flat” roof had always leaked. It was due to a combination of problems, ranging from misapplication to a defective product system that latter was withdrawn from the marketplace. It is now 8 years later. Because of multiple equipment mounts and occupied space below it was not feasible to completely reroof. The roof appeared to be sound, however the original touchdown application had left hundreds of small gaps and
voids. After some research I found a solvent based nitrile rubber roof coating with its own accompanying nitrile rubber sealants. It is the only roof coating system that I am aware of that is warrantied for ponding water. The manufacturer’s representative and I trained the owner’s labor force in application. The result, for the first time in the building’s history, was a roof that did not leak. There are product solutions for almost any water intrusion problem. Knowing the products and matching them to the appropriate situations is the critical skill.
