“Help, they are moving my building.”

A client contacted me when he had sold part of a commercial property that he owned and part of the deal was that the existing one story office building on the site was to be moved to a part of his property that was not being sold. I was asked to be his representative to insure that he received what was contracted for. The problems started early on with bad paving, not following the Civil Engineer’s plans correctly, and other assorted misbehavior. The major problem that developed however was that the relocated building had a crawlspace below the floor that would have flooded during the rainy season. The grade under the building was well below the prior exterior grade. This would have resulted in pool of fetid mold and mildew infested water, perhaps rendering the building unable to be sold in the future. We retained a professional engineer to write a report and to issue a formal opinion. Next, with this in hand, we assailed The Building Department on Code related issues. The final solution was the entire void under the building was grouted solid. One bad developer made to go straight.
